PRS Database — One-Page Landlord Checklist

The Private Rented Sector Database launches under the Renters' Rights Act 2025. Every landlord letting an assured periodic tenancy in England will need to register the landlord entity and each dwelling before marketing or letting — here's a one-page checklist to get you ready.

The PRS Database is the new statutory register for landlords and rented dwellings in England, created under Part 2 of the Renters' Rights Act 2025 and operated by MHCLG. Once live, it becomes an offence to market or let a property without an active landlord entry and a dwelling entry, and Rent Repayment Orders / civil penalties up to £7,000 (rising to £40,000 for repeat breaches) will apply. Our one-page checklist walks you through the landlord registration, per-dwelling registration, uploads (EICR, GSR, EPC, licences, FRA, HHSRS assurance) and the ongoing update duty.
