Gas Safety — Annual Essentials

Every rental property must have a valid Gas Safety Certificate (CP12) issued by a Gas Safe registered engineer. To stay compliant:

  • Keep a copy of the current and previous certificates on file
  • Ensure checks are completed every 12 months
  • Provide the certificate before tenants move in and within 28 days of renewal
  • Act immediately on any unsafe appliance or installation

EICR — Electrical Safety Essentials

Every rental property must have a valid Electrical Installation Condition Report (EICR) that is no more than 5 years old — or sooner if the report recommends an earlier inspection. To stay compliant:

  • EICR must be no more than 5 years old

  • Action any C1 or C2 defects immediately
  • Never start or renew a tenancy without a valid certificate
