The PRS Database is the new statutory register for landlords and rented dwellings in England, created under Part 2 of the Renters' Rights Act 2025 and operated by MHCLG. Once live, it becomes an offence to market or let a property without an active landlord entry and a dwelling entry, and Rent Repayment Orders / civil penalties up to £7,000 (rising to £40,000 for repeat breaches) will apply.
